Step 2: We Analyze the Asset

This is where we shine. Instead of digging through months of your personal bank statements and tax returns, we underwrite the deal itself. We’ll run a value analysis on the property, including its After Repair Value (ARV), to confirm it’s a solid investment.

Step 3: Receive Your Term Sheet

Once we’ve vetted the deal-often on the same day-we will issue a clear, straightforward term sheet. This document outlines the loan amount, interest rate, and any points or fees. No hidden junk, just the numbers you need to make a decision.

Step 4: Appraisal & Title

With the term sheet approved, we order the third-party reports. This includes a property valuation (like an appraisal) and a title search. Our team works directly with the appraiser and title company to resolve any potential issues quickly and keep your closing on track.

Step 5: Close & Get Funded

As soon as we have a clear-to-close, we schedule your closing. You sign the documents, and the funds are wired. This entire process can happen in as little as 5-10 business days, giving you the power to compete with cash buyers.
