What is a hard money loan?

A hard money loan is a short-term, asset-based loan used for real estate investments. Unlike traditional banks, we focus on the property’s value (especially the After Repair Value) rather than your personal W-2 income, allowing us to fund deals much faster.

Our ideal borrower is a real estate investor-someone flipping a house, a landlord buying a rental property, or a builder starting new construction. We only lend on non-owner-occupied (investment) properties.

We can close in as little as 5 to 10 business days. The speed depends on how quickly we can get a valuation (like an appraisal) and clear title. It’s significantly faster than a bank, which can take 45-60 days.

A DSCR (Debt Service Coverage Ratio) loan is for landlords buying rental properties. It qualifies the loan based on the property’s rental income, not your personal income. If the rent covers the mortgage payment, you’re in a good position to be approved.

A Fix & Flip Loan is a single loan for one project (purchase + rehab). A Fix & Flip Line of Credit is a pre-approval for experienced investors doing multiple deals. You get underwritten once, then you can draw funds for new properties as you find them.

Yes. Our New Construction Loans are for builders and investors building a home specifically to be sold (a “spec home”). The financing is structured to fund the project in draws as construction progresses.

A bridge loan is a short-term loan that “bridges” a gap in financing. For example, you might use it to buy a new property before you’ve sold your old one, or to quickly acquire a commercial building that needs stabilizing before you can get a long-term bank loan.

This is an ultra-fast, one-day loan for “A-B-C” closings. We provide the “A-B” funds (you buying the property) so you can immediately sell it to your “B-C” end-buyer the very same day.

We lend on non-owner-occupied residential properties (1-4 units), multi-family properties (5+ units), commercial properties (like warehouses, auto repair, retail), and raw land.

Yes. We offer financing for the purchase of raw land, which is something most traditional banks will not do.

Most of our short-term loans (Fix & Flip, Bridge) are 12 to 24 months. Our long-term loans (DSCR) are typically 30-year fixed terms.

To start, we just need the basic loan application and property details. For a full approval, you will typically need an entity (like an LLC), a renovation budget (for fix & flips), and a purchase contract. We make the process simple and clear.

Yes, we are open to working with first-time investors, especially on Fix & Flip and DSCR loans. We’ll want to see that you have a solid plan, a clear budget, and potentially a good contractor on your team.
