We’ve streamlined our process to be simple and fast. To help us get you to the closing table as quickly as possible, it helps to have your key items ready. While every deal is unique, here’s what we typically need.
Core Requirements for All Loans:
- An active entity (like an LLC or corporation). We lend to business entities, not individuals.
- Driver’s License / ID for all principals involved.
- Proof of funds for the down payment, closing costs, and any required reserves.
For Fix & Flip / New Construction Loans:
- A detailed renovation budget or scope of work.
- A signed purchase contract (once you have the property).
- Contractor information (if you are using a general contractor).
For DSCR / Rental Loans:
- A signed purchase contract (if it’s a purchase).
- Existing lease agreements (if the property is already tenanted).
- Property insurance information.
- Current property tax information.
Having these documents organized and ready will significantly speed up the underwriting and closing process.
