What is Transactional Funding?
Transactional Funding is a specialized, one-day loan that allows real estate investors (often wholesalers) to complete a same-day ‘A-B-C’ closing.
If you (Party B) have a contract to buy a property from a seller (Party A) and also have a contract to sell that same property to a new buyer (Party C) on the same day, this loan is for you. We provide the funds for the initial ‘A-to-B’ purchase.
How It Works: A Real Example
You find a property for $100,000 (the ‘A-to-B’ deal) and have an end-buyer ready to purchase it from you for $135,000 (the ‘B-to-C’ deal) at the same title company, on the same day.
We provide the $100,000 for you to complete the first purchase. Immediately after, your end-buyer completes the second purchase, and our loan is repaid from their funds – all in one day.
